Ross Nicol Sales AssociateA Ross Nicol listing turns house features into buyer benefits
My sellers can benefit from my construction background because I can offer them sound advice about how to correct problems before their home goes on the market. When I sell a house I want everyone to win.
25 years of experience dealing with houses as a home builder, hardware building supplier and now a realtor in Belleville, helps me to guide my clients to see their homes as buyers see them. Simple things can turn buyers off. Leaking faucets, scratched paint that the vendor has learned to live with, can often provide a prospective buyer with a reason not to buy. A buyer has an ideal of the home they want in their mind and they do not want to compromise.
I carefully examine an entire house before listing it. I look for features of the home that can be turned into buyer benefits. Often these aspects of a home are obvious things like an upgraded furnace or a 200 amp electrical service that some future buyer will need for a home workshop. However, very often the features are more subtle such as an unusual wood finish on a staircase that creates a sense of warmth to a hallway.
A home's features are only seen as benefits when they meet the buyer's mental picture of the home they are looking for. It's my job to list a home and match its features to the buyer's needs and wants. That can only be done by careful exploration of the buyer's expectations related to their needs and coupled to the ideal home they want to live in whether it is in Belleville, Trenton or Prince Edward County.
